ArtMade was engaged for an interior design fit out of a vacant 280sqm unit on the ground floor of a 9 story building. The brief was to design a space that would be able to accommodate three companies of varying industries within this already small and irregularly shaped footprint.

The most immediate and obvious complexity faced was the scarcity of area. Multiple existing columns also cut through the lot and did not line up with each other, making any alignment of internal walls difficult. In addition to this, many turns and bends in the perimeter walls added further constraints to any design development.

ArtMade’s strategy to maximize every square meter of area was done in two parts. First, the facilities of the office were programmed in such a way to allow for as much sharing of facilities as possible. Meeting rooms would be in common areas as needed, while in another area a lounge would also double up as a breakout space, slowly transitioning into an open kitchenette. These strategies allowed ArtMade to physically increase the amount of space available for higher quality spaces without compromising the client’s brief.

The second move by ArtMade involved increasing the perceived size of the office through visual and spatial strategies. The floor plan is dominated by two straight corridors that spring from the lobby entrance, with spaces of varying scales branching off each corridor.

This alignment allowed for a clear and legible understanding of the office by an unfamiliar visitor, avoiding the cramped environment typically associated with dense programs and allowing for clear and unobstructed line of sights.

ArtMade also utilized large amounts of fluted glass to open both the corridor and offices without compromising privacy for the occupants within. These spaces were also furnished with acoustically absorbent materials such as carpet or ceiling panels where appropriate to counteract the likely reverberation that would occur with small, glass intensive rooms.

Finally, the interiors were designed with the intention of reducing as much visual clutter as possible, allowing rooms to appear as large and neat as possible. This involved the use of clean lines and cove lighting, and bespoke joinery was proposed to the scale of each room with closed panel shelving and overhead storage. There was enough leftover allowance to even accommodate a minibar within the office desks.
